By using this website, making a reservation, staying at one of our managed properties, or purchasing services from TJS Home Services LLC, you agree to the following Terms & Conditions.
1. Reservations & Payments
Reservations for Ironwood Lake Getaway and TJ’s Lake Getaway are not considered confirmed until all required booking information and payments have been received.
Rates, taxes, cleaning fees, deposits, and other applicable charges will be disclosed during the booking process. Rates and availability are subject to change until a reservation is confirmed.
Guests are responsible for providing accurate contact, payment, and reservation information.
2. Cancellation & Refund Policy
Cancellation and refund terms may vary depending on how the reservation was made.
Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the cancellation policy shown on that platform at the time of booking.
Direct reservations are subject to the cancellation and refund policy provided during the booking process.
No refunds will be issued for early departures, weather conditions, changes in travel plans, or circumstances outside the reasonable control of TJS Home Services LLC unless otherwise required by law or specifically agreed to in writing.
3. Guest Responsibilities
The individual making the reservation is responsible for the conduct of all guests and visitors associated with the reservation.
Guests agree to:
- Respect the property, furnishings, neighboring properties, and surrounding land.
- Follow all posted property rules and checkout instructions.
- Observe the maximum occupancy established for the reserved property.
- Immediately report damage, maintenance concerns, or unsafe conditions.
- Use all amenities, outdoor areas, fire pits, parking areas, and recreational spaces responsibly.
- Leave the property in reasonably clean condition upon departure.
4. No Parties or Unauthorized Events
Parties, large gatherings, receptions, or events are not permitted unless specifically approved in advance by TJS Home Services LLC or the property owner.
Additional event space or accommodations may be available at certain properties by prior arrangement. Additional fees, deposits, rules, or agreements may apply.
5. Pet Policy
Pets are not permitted at properties designated as No Pets unless required as a reasonable accommodation under applicable law.
Unauthorized animals may result in additional cleaning charges and other fees permitted by the applicable rental agreement or booking platform.
6. Smoking
Smoking and vaping are prohibited inside all rental properties unless specifically stated otherwise.
Guests may be responsible for additional cleaning, deodorizing, or damage costs resulting from violations.
7. Property Damage & Excessive Cleaning
Guests are responsible for damage beyond normal wear and tear caused by themselves, members of their party, or their visitors.
Additional charges may apply for excessive cleaning, missing items, unauthorized guests, unauthorized animals, property damage, or other violations of the property’s rules.
Charges will be handled according to the applicable rental agreement, booking platform rules, and applicable law.
8. Parking, Boats & Recreational Equipment
Guests must park vehicles, boats, trailers, and other equipment only in designated or approved areas.
TJS Home Services LLC and property owners are not responsible for theft, loss, or damage to vehicles, boats, trailers, recreational equipment, or personal belongings except to the extent liability cannot legally be excluded.
9. Fire Pits & Outdoor Areas
Fire pits and other outdoor amenities are provided for guest enjoyment where available.
Guests are responsible for using these areas safely and complying with burn bans, weather restrictions, posted instructions, and local regulations.
Fires must never be left unattended and must be completely extinguished after use.
10. Children & Accessibility
Children must be appropriately supervised at all times, particularly around fire pits, parking areas, outdoor spaces, steps, and other potential hazards.
Accessibility features vary by property. Guests with specific accessibility needs should review the property’s listed features or contact TJS Home Services LLC before booking to confirm that the property will meet their needs.
11. Security Cameras & Property Protection
Some properties may utilize exterior security cameras or other security devices for property protection and guest safety.
Any cameras will be disclosed as required by applicable law and the rules of the booking platform being used. Cameras will not be installed in private interior guest areas.
Guests may not tamper with, cover, disconnect, damage, or disable security or safety equipment.
12. Maintenance & Management Access
TJS Home Services LLC or authorized personnel may need to access a property during a guest’s stay when reasonably necessary for emergencies, repairs, maintenance, safety concerns, property protection, or other legitimate management purposes.
Except in emergencies or when immediate action is reasonably necessary, reasonable efforts will be made to notify guests before entry.
13. Personal Property
Guests are responsible for their personal belongings.
TJS Home Services LLC and property owners are not responsible for lost, stolen, forgotten, or damaged personal items except where responsibility is imposed by applicable law.
Reasonable efforts may be made to return found items. Shipping and handling expenses may be charged to the guest.
14. Assumption of Risk
Vacation properties may include natural terrain, wildlife, insects, weather conditions, fire pits, outdoor recreational areas, and other conditions normally associated with rural or lake-area properties.
Guests are expected to exercise reasonable care while using the property and its amenities.
Nothing in these Terms & Conditions is intended to waive or limit liability that cannot legally be waived or limited under applicable law.
15. Internet, Utilities & Service Interruptions
TJS Home Services LLC will make reasonable efforts to provide advertised utilities and amenities. However, internet, electricity, water, television, HVAC systems, appliances, and other services may occasionally experience interruptions outside our control.
We will make reasonable efforts to address reported problems but cannot guarantee uninterrupted service.
16. Property Rules & Removal
Guests who materially violate property rules, create unsafe conditions, damage property, disturb neighbors, engage in illegal activity, or exceed authorized occupancy may be required to leave the property, subject to applicable law and booking-platform requirements.
Refund eligibility, if any, will be determined by the applicable rental agreement, booking platform policy, and law.
17. TJS Home Services LLC Services
TJS Home Services LLC may provide property management, cleaning, maintenance coordination, tractor services, property care, marketing, and other home or property-related services.
Pricing and scope are determined by the individual estimate, proposal, work order, management agreement, or other written agreement provided for the service.
Additional work outside the original scope may result in additional charges when authorized or otherwise permitted under the applicable agreement.
18. Estimates & Scheduling
Unless otherwise stated, estimates are based on the information available at the time they are prepared.
Unexpected property conditions, additional labor, material price changes, or customer-requested changes may affect the final cost.
Service dates may be affected by weather, property conditions, equipment availability, material availability, emergencies, or other circumstances outside our reasonable control.
19. Third-Party Contractors & Vendors
TJS Home Services LLC may coordinate or recommend independent contractors, vendors, cleaners, maintenance professionals, or other service providers when appropriate.
The responsibilities of TJS Home Services LLC regarding third-party work will be governed by the applicable management or service agreement.
20. Website Information
We make reasonable efforts to keep property descriptions, photographs, rates, availability, amenities, and service information accurate.
However, information may occasionally change or contain errors. Property furnishings, décor, landscaping, amenities, and other features may change without notice when reasonably necessary.
21. Third-Party Booking Platforms
When reservations are made through Airbnb, Vrbo, or another third-party platform, guests are also subject to that platform’s applicable terms, policies, payment procedures, and cancellation requirements.
If a platform-specific requirement conflicts with these Terms & Conditions regarding a reservation made through that platform, the applicable platform requirements and rental agreement will control to the extent required.
22. Prohibited Conduct
Guests and website users may not use our properties, website, or services for unlawful activities, fraud, harassment, unauthorized commercial activity, or any activity that could damage property or create an unreasonable safety risk.
23. Limitation of Liability
To the fullest extent permitted by applicable law, TJS Home Services LLC and applicable property owners will not be liable for indirect, incidental, special, or consequential losses arising from use of a property, service, or website.
Nothing in these Terms limits any rights or remedies that cannot legally be limited.
24. Governing Law
These Terms & Conditions are governed by the laws of the Commonwealth of Kentucky, without regard to conflict-of-law principles.
Any disputes will be handled in accordance with applicable Kentucky law and any controlling rental, management, service, or booking-platform agreement.
25. Changes to These Terms
TJS Home Services LLC reserves the right to update these Terms & Conditions periodically.
The version posted on the website with the most recent “Last Updated” date will apply prospectively, except where a different version forms part of an existing reservation or written agreement.
